First stage of your search:
Our team is specially trained to listen and to understand what you are looking for, we will then provide you with access to your own client page on our website where you will receive updates on the latest properties that match your criteria, each property that you like (by clicking the heart symbol), will be saved into your favourites, and our system will match your likes and send you automatic updates on similar properties, it will also keep you updated on the availability, price reductions, offers etc on all of your favourites.
Flights and Accommodation:
Once you know what dates you can come over, we can either offer you a 4 day inspection trip which includes flights and accommodation, or if you plan to come out for a longer period, we can help you with your accommodation (we have deals with hotels in the area to offer better rates), so if you let us know when you are coming over, we can put you in contact with a few hotels.
We always ask for 2 or 3 days for viewings, the reason for this is because we offer area tours as well as property viewings, day one, we will take you around the areas that you are interested in and also show other options as well, day 2 and day 3 would involve viewing properties in your preferred area (if you already know the area that you want, then we will start straight off with property viewings).
RB Casas is part of a network of over 200 agents, this means if you book viewings with us, we won't just show you our properties, but we can show you ALL properties in the area that match your criteria, this means that you do not have to book with multiple agents, one agent can show you everything.
Our service includes helping you with setting up your bank account here in Spain, we recommend 3 banks, Sabadell, La Caixa and Bank Inter, these are the easiest banks for non residents to open, we will make your appointment and sit with you to translate and assist with any questions you have.
The Sales Process:
If you do find a property and your offer is accepted, to reserve the property, you will be required to put down a reservation deposit of between 3,000-6,000 euros, this is normally paid to a solicitor, they will then reserve the property on your behalf, and carry our the legal checks on the property, this roughly takes around 10 working days, once completed, you will then be required to pay the remainder of the 10% deposit (the initial reservation deposit is deducted from this fee), once you have paid your 10% deposit, you can then agree when to complete, if the property is empty, it can be done within 4 weeks.
Solicitors and Notaries:
RB Casas works with consulate recommended solicitors that are English speaking, once your offer is accepted, we will then introduce you to the solicitors and a notary so you can pay your deposit, and apply for your NIE number - (please see buying costs page for more info),
Once you have completed on your purchase and have dates to move in, we will help you with connecting electric, water, if you require internet, furniture, white goods, cleaners, - whatever services you require, we can either help you with or put you in contact with reputable suppliers.
